Zoning Plan August-Bebel-Street | Stadtroda, DE | 2011

The zoning plan 01/2011 was intended to locally substantiate the development objectives and to redefine the conditions of admissibility in accordance with planning regulations with regards to kind and extent of structural use, in accordance with the special urban and very heterogeneously developed situation of the neighborhood.
With this situation in mind the zoning plan pursued the following planning goals.

  • Reorganization of the structure, which had developed as rather largely sectioned
  • Utilization of the vacant land
  • Stabilization of the imbalanced situation in regards to urban design
  • Creating new and attractive housing space
  • Remodeling of the street-section

The zoning plan calls for a parallel line-up of 4 building plots, aligned from north to south. All spaces are to be oriented towards the green inner courtyards. This zoning ensures ideal sun-exposure of the housing units. Access points to the site are to be given - based on the park sections - a mostly “pedestrian“ character. As cross-generational use is intended, barrier-free apartments with ground-level entrances and patios can be implemented on the first floor. The apartments situated on the upper levels are suitable for young families or singles, depending on size.

Especially here in this exclusively residential neighborhood, it is an objective is to minimize any additional noise as far as possible. To isolate the traffic noise from the highly frequented August Bebel Street means of noise prevention, such as gabion walls, are to be installed.
